New Seabury is a census-designated place (CDP) within Mashpee. It is a premier master-planned resort and residential setting built as a luxury residential community surrounding two championship golf courses. Twenty-nine neighborhoods and villages making up this 2000-acre community.

the seashore to tiny cottages in Maushop Village, a 175+ cottage colony. At its center is the Club at New Seabury which is just is just a couple hundred feet from Tidewatch.

The Club at New Seabury features two championship courses. The Ocean Course is famously dubbed the "Pebble Beach of the East" for its stunning views of Martha’s Vineyard from nine holes that overlook the Nantucket Sound. The Dunes Course offers an inland, wooded setting.
The Club is open only to members and their guests, so vacation renters should know that the golf courses, swimming pools, beach, fitness club, 14 tennis courts and four restaurants pictured on vacation rental platforms are all strictly off-limits to vacation renters. You cannot buy a pass nor even get in to briefly visit any of these places.
The exception is one restaurant (the Popponesset Inn) and the 20+ shops, eateries and miniature golf located at Popponesset Place, that are all open to the public. It’s within easy walking/biking distance from Tidewatch. Their small gourmet grocery store is handy, as is the “Coffee Bah,” and Pizza Slice Shack. Drive four miles to the Commons at Mashpee and find 100+ stores, shops and eateries. We’ll describe it all later on this website.
New Seabury is huge and it abuts 5,800 acres in the Mashpee National Wildlife Refuge. Two miles away is the Mashpee town beach right next to the South Cape Beach State Park. There are ~29 communities in New Seabury of which 13 are considered villages.
You Should Know…
Only two (Maushop Village and Tidewatch) of the 29 communities in New Seabury have private beaches that vacationers can use. Otherwise you must rent a condo or cottage from the Club to use their beach (the Cabana Club) if you want beach access in New Seabury.
All other vacation renters must drive two miles to the Mashpee’s public South Cape Beach where it’s $40 to park for out-of-state visitors. But, if you stay at Tidewatch then direct beach access will be part of your vacation.
