New Seabury
New Seabury (NS) is a census-designated place, or CDP, within the town of Mashpee on Cape Cod. It is a premier master-planned resort and residential setting built as a luxury residential community surrounding two championship golf courses. Twenty-nine neighborhoods and villages make up this 2000-acre community. Homes range from mansions on the golf course and sea to the quaint tiny cottages in Maushop Village, a 175 cottage colony.
New Seabury is huge and it abuts 5,800 acres in the Mashpee National Wildlife Refuge. Two miles away is the Mashpee town beach right next to the South Cape Beach State Park. There are ~29 communities in New Seabury of which 13 are considered villages.

East" for its stunning views of Martha’s Vineyard. Nine of its holes run alongside the Nantucket Sound. The Dunes Course offers a more inland, wooded challenge.
The Club is private and open only to members and their guests, so vacation renters should know that the beach, golf, tennis courts, fitness center, swimming pools and the Club’s four restaurants pictured on VRBO and Airbnb are all off limits to vacation renters!
You cannot purchase a temporary pass or even peek in at these places. You see why we created this website, to provide true information. Who wants to pay for a Cape Cod vacation and not have beach access where they stay?
If you are a member at Links2Golf International group, the Executive Golfer Network (which involves 115+ golf clubs or belong to Concert Golf Partners (which owns the NS Club) you can apply for brief reciprocal membership to the Club at New Seabury. BUT, your home club must be at least 100 miles away from NS and you need to apply in advance, often with a letter of introduction from your home club.
For the 99.9% of us don’t belong to these clubs with high initiation fees (over $100,000 at NS) plus annual dues you may wonder what’s left for us in this private enclave to do? Well a lot, especially if you stay in the right village or neighborhood. You won’t learn this on VRBO or Airbnb!
So What Can you Do in New Seabury?

The Poppy has reasonably priced food in its restaurant with great views. There’s also a bar with more casual dining. It is located next to Popponesset Place, a compact village of 20+ shops, eateries and a miniature golf course all open to the public. It’s within easy walking/biking distance from most of New Seabury.
Their gourmet grocery store is handy, as is the “Coffee Bah,” and Pizza Slice Shack. Drive four miles to the Commons at Mashpee and find 100+ stores, shops and eateries. We’ll describe it all in detail in the What to Do? section later on this website.
You Should Know…
But, wait! You said there is no access to beaches or pools for vacation renters without membership at the Club at New Seabury? Well, you can rent a mansion with its own pool for ~$10k per week. Some of the patio homes in The Mews have their own little private pools, of which a few may rent.
Out of New Seabury’s 29 communities, there is only one (Promontory Point, a condo cluster on a golf fairway) has its own pool. And, none of these options give you access to a beach unless you rent a seaside house for $12,000–$16,000 per week, next door to our condo in Tidewatch. Same beach, same views.
Only two of the 29 communities have private beaches that vacationers can use: Maushop Village and the Tidewatch condominium complex. Otherwise you must rent a house or cottage from the Club if you want beach access. In the next section we’ll detail these three (3) options to get beach access within New Seabury.
All other vacation renters must drive two miles to the public South Cape Beach State Park, where it’s $40/day to park for out-of-state visitors and $15/day for Mass. residents. Read on for how to stay in NS and have beach access in the next section.
