Tidewatch Rental Rates

About the Fees
We skip the Airbnb, VRBO, etc. as these “vacation rental platforms” charge renters hidden fees of 8 to 12%. You don’t notice these fees since they are built into the rental prices the appear on their calendars, which is why we call them “hidden.” Many vacation rental property owners prefer this, as the costs are borne by the vacationer not the owner. In our opinion this is “Not cool!”
We use a local no-fee Cape Cod & Islands vacation rental website (WeNeedaVacation.com) for all our bookings, and you should too wherever you choose to stay. They take no percentage commission from you (8 – 12%) as we pay a yearly subscription fee to be on the website. We have no “resort fee” – no hidden fees anywhere.
Our Monthly Rates
We seek monthly rentals, so the following rates reflect a ~$1000 discount on the above weekly rates, plus we add three or four free extra days to bring your rental period to 32 days so there are no state or local rental taxes, saving you 14.45% in Mass. Lodging Tax in addition to saving you the hidden fees on Airbnb, VRBO and the other national rental platforms.
For 2026 and 2027 our rates per month (32 days) stays vary per season:

• June $8,500
• July $11,000
• September $9,000
• October $7,000
• Nov–Mar $5,000

As explained elsewhere here, there are only two other options beyond Tidewatch for places to stay in New Seabury that give you beach access. Sea Quarters and Poppy Cottages are mostly owned and all are managed by the Club at New Seabury and there are the 175 privately owned cottages in Maushop Village.
Comparison to the NS Options with Beach Access
If you want beach access during the high-season our average high-season monthly rate ~$10,000 (which includes 4 free extra days to bring you to 32 days tax-free) you will pay in total $312.50/day + a cleaning fee. The following Table ontrasts the daily cost of staying at the NS vacation options that offer beach access:

If there are just two of you and you want beach access you’ll pay less for a month* at TW condo, than you will for two weeks anywhere else in New Seabury, even with or without views. Plus, you get tons more room inside and out, stunning sea views, privacy, guest parking and with direct access to a private 2.5-mile NS beach a two-minute walk away.
*Actually for 32 days or 4.6 weeks. Can only take two-weeks for your vacation? At these rates, use TW as your pied-à-terre on Cape Cod for weekends! Even if you can only stay 14 days, it’s still less to pay for four weeks+ at TW than two weeks anywhere else.
